What is a BASIX certificate?
BASIX, the Building Sustainability Index, is a NSW Government scheme that makes sure new pools, spas and home renovations meet set targets for water and energy efficiency. A BASIX certificate is proof your project meets those targets, and you cannot lodge a Development Application (DA) or Complying Development Certificate (CDC) without one.
We assess your project against the targets, prepare and register the certificate, and email it to you ready to submit. The commitments listed on the certificate become obligations that are checked at final inspection, so it is worth getting right the first time.
What is the purpose of BASIX?
BASIX was introduced by the NSW Government in 2004 to reduce the water and energy use of new homes and renovations across the state. It sets clear, measurable targets and sits alongside the National Construction Code.
Your certificate is the evidence that your project meets those targets. Without it, your DA or CDC cannot be determined.
When do you need one?
A pool or spa
Any swimming pool or spa with a water capacity of 40,000 litres or more. Most standard family pools are well over this.
Alterations & additions
Renovations, extensions and additions with an estimated construction cost of $50,000 or more.
A single dwelling needs one certificate. Dual occupancy, multi-dwelling and strata developments can require more than one, and we will tell you exactly what your project needs before you pay.
How it works

2. We assess and resolve targets
We check it against the BASIX targets within two business hours and resolve anything that falls short with you directly.
3. Certificate in your inbox
Your registered certificate is emailed the same business day, ready to attach to your DA or CDC.
What BASIX checks
Every project is assessed against three targets. If any fall short, we resolve it with you before we issue.
Water
Reducing drinking-water use through efficient showerheads, toilets and taps, pool covers, and rainwater tanks where they help. Your project is measured against a set water target.
Thermal comfort
Keeping the home comfortable without over-relying on heating and cooling. Simpler projects use the standard method with common materials; complex designs are modelled in NatHERS simulation, with separate heating and cooling limits.
Energy
The energy used by fixed appliances, hot water, cooking, air conditioning, lighting, ventilation and pool or spa equipment, measured against a target that cuts usage below the benchmark.
What you receive
A registered BASIX certificate, emailed as a PDF and ready to attach to your DA or CDC. It lists the water, thermal comfort and energy commitments your project must meet, which are checked at final inspection.

What does it cost?
A flat fee, shown up front. Both prices include the $33 NSW Government registration fee, with no quote forms and no surprises. Prices exclude GST: total payable is $130.90 for a pool and spa certificate and $174.90 for alterations and additions.

BASIX and NatHERS: what is the difference?
BASIX does not require a 6-star NatHERS rating. For the thermal comfort target, simpler projects can use the standard method with common materials, while more complex designs are modelled in NatHERS simulation software, which only an accredited assessor can complete.
A brand-new dwelling needs a full NatHERS thermal assessment alongside BASIX, which we do not offer. If that is you, get in touch and we will point you toward an accredited NatHERS assessor, so you are not going in circles.
Common questions
Is the $33 government fee included?
Yes. Both prices include the $33 NSW Government BASIX registration fee. GST is added at checkout, so the total you pay is $130.90 for a pool or spa certificate and $174.90 for alterations and additions.
How fast will I get it?
Assessed within 2 business hours and emailed the same business day when you order by 3pm (Sydney), Monday to Friday. After that, the next business day. If you paid before 3pm on a weekday, gave us complete information and we miss same-day delivery for reasons within our control, you choose a refund or 50% off the service price.
What information do I need to give you?
For a pool or spa: the water volume, how it is heated, and whether it has a cover. For a renovation: the type of work, materials, glazing and heating details. It is a five-minute form and we prompt you for anything we are missing.
How long is a certificate valid?
A BASIX certificate must be submitted with your DA or CDC within three months of its date of issue.
What if my project does not meet the targets?
We resolve it with you, showing the simple changes that get you there, and issue a certificate you can build to.
Can I not just do it myself?
You can. The NSW BASIX tool is public and the fee is around $33. But it asks for details most people do not have on hand and expects you to meet the targets yourself. We do it for you, resolve the targets, include the fee, and have it back the same business day.
